Initial Property Services

• Securing and Lock Changes:
  Replace locks or rekey existing ones to prevent unauthorized access. Includes securing all entry points, garage doors, and outbuildings in accordance with lender instructions.

• Initial Property Inspections:
  Conduct occupancy checks and detailed condition assessments, including photographs and documentation of damage, safety hazards, and immediate needs.

• Debris and Trash Removal:
  Remove all interior and exterior garbage, abandoned personal property (as permitted), and hazardous materials, preparing the property for inspection, rehab, or resale.

• Winterization:
  Protect the property during the harsh Northern Ontario winters by draining water lines, adding antifreeze, securing windows, and shutting off utilities as needed.

• Document Serving:

• Deliver legal documents such as Notices of Default, eviction papers, or lender communications in compliance with Ontario law. Includes timestamped proof-of-service affidavits.
